Privacy Policy
Last updated: 3 June 2026
This policy explains what happens to your Sale and Purchase Agreement (SPA) and any personal information it contains when you use SPACheck. We have designed the tool to collect as little as possible.
How your document is processed
- Your PDF file is read inside your own browser. The file itself is never uploaded to or stored on our servers.
- Only the plain text extracted from the PDF is sent to our analysis endpoint, which forwards it to our third-party AI provider to generate your report.
- To read the PDF, your browser loads a viewer script (pdf.js) from a public CDN (unpkg.com).
What we do not do
- We do not require you to create an account or provide your name or email.
- We do not store your contract text or your analysis report after the request completes.
- We do not sell or share your data for advertising.
Third-party processing
The extracted contract text is processed by our AI provider (OpenRouter, which routes the request to the underlying language model) solely to generate your analysis. The site is hosted on Cloudflare, which may record standard technical logs (such as IP address and error logs) for security and reliability. Because these providers operate globally, your text may be processed on servers outside Malaysia or Singapore.
Your choices
If you are not comfortable with your contract text being processed by a third-party AI provider, please do not upload your SPA. You can also redact sensitive details (such as your name or NRIC) from the PDF before uploading — the analysis works on contract clauses, not your personal identifiers.
